Master fixtures well enough to recognize it in a fact pattern, distinguish it from nearby concepts, and apply any timing or calculation rule.
Core Concepts
- A fixture began as personal property but became part of the real estate through attachment, adaptation, and objective intent of permanence.
- Use the MARIA-style factors: Method of attachment, Adaptation, Relationship of parties, Intention, and Agreement; the written contract can control the result.
- A built-in or plumbed/wired appliance is usually treated as a fixture unless the parties agree otherwise.
