How to Prepare for the Real Estate License Exam

Start with your state licensing authority. California candidates should use DRE materials; candidates in other states should use their own commission or department materials. Official sources control exam categories, license requirements, scheduling, and passing standards.

Do not study terms in isolation. Tie each rule to a transaction: a listing agreement, buyer representation conversation, purchase offer, counteroffer, inspection contingency, financing delay, title defect, escrow instruction, fair housing complaint, or trust fund issue.

Many exam questions turn on who the licensee represents and what duty follows. If the question involves confidential information, commission, dual agency, material facts, or instructions from the client, stop and identify the agency relationship before choosing an answer.

Offers, counteroffers, acceptance, contingencies, and cancellation create the legal path of a transaction. Practice what changes when the seller counters, the buyer misses a deadline, earnest money is disputed, or an inspection contingency is removed.

A loan question can test several things at once. APR and finance charge language points toward TILA. Settlement, escrow, and referral fee issues point toward RESPA. Financing contingency language points toward the purchase contract. Appraisal and value questions point toward valuation concepts.

After each practice set, label every miss. Did you miss the agency duty, the protected-class issue, the contract status, the property right, the financing concept, the escrow role, or the disclosure requirement? That label tells you what to revisit in the course or official source.

Exam answers often include one option that sounds sales-focused but ignores compliance. Prefer answers that disclose, document, follow written agreements, protect trust funds, treat people equally, consult the broker when required, and comply with state law.
